Once you are qualified and ready to move forward, a design deposit opens the pre-construction phase. This is where the project takes real shape. We bring in architects and engineers to develop the full set of plans. Your design deposit covers a dedicated block of designer time, typically 20 to 40 hours, for finish selections, preliminary choices, and interior direction.
If you do not have a lot yet, this is when we find one. We evaluate land together: topography, soil conditions, orientation, utility access, and zoning. Flat lots tend to reduce construction costs and improve curb appeal, so we look for the right site, not just any available parcel.
We work directly with your architect and our engineering partners to develop construction drawings that are ready to build from. No vague plans that get refined on-site. Everything is resolved on paper first.
Once plans are finalized, you have the option to put down a material deposit. This locks in your materials and product orders ahead of the build start, which protects you from lead time delays and price fluctuations.
We walk alongside you through the construction loan process. By the time we break ground, all financing, permits, and documentation need to be in place. Our job is to make sure nothing is missing on day one.
We do not break ground until everything is in place. Financing confirmed, permits pulled, materials ordered, trades scheduled. Day one is not a soft start. It is a committed start.
Every Steel Horse home is built on a slab-on-grade foundation. No basement, no crawl space. Slab-on-grade gives us a clean, stable base that works exceptionally well with Colorado's climate and pairs perfectly with radiant heated flooring systems.
Once the slab is set, steel framing goes up. Because steel spans further without interior load-bearing walls, we can deliver the open floor plans, vaulted ceilings, and large window walls that our clients are building toward. Every piece is engineered to exact dimensions.
Colorado weather does not stop our builds. Steel framing is not affected by moisture the way lumber is. No warping, no swelling, no weather delays holding up the frame. We keep moving through the seasons.
While the structure goes up, you are working through your finish selections. We use a Good, Better, Best framework across every major category so you can make informed decisions that match your goals and your budget.
The last phase of a Steel Horse build is not an afterthought. It is where we make sure the home you walk into matches every decision made along the way.
Before anything is signed off, we walk the entire home with you. Every room, every system, every finish. If something is not right, we address it before you take possession.
All permits are closed out, inspections are completed, and you receive the full documentation package for your home. That includes engineering records, material specs, warranty documentation, and everything else you will want to have on file as a homeowner.
Steel Horse backs its framing with a lifetime warranty. This is not a standard builder offer. It is possible because of the material we build with. Steel does not rot, warp, or degrade the way wood does.
Thirty days out and again at the one-year mark, we come back. We check in on the home, address anything that has surfaced, and make sure the systems are performing the way they were designed to.
